The East is where many Singaporean families put down roots and stay. Tampines and Bedok are among the biggest HDB towns on the island, Pasir Ris has long been a favourite with young families, and Simei sits beside the jobs at Changi Business Park and the airport. For anyone considering a tutoring franchise in East Singapore, that mix of scale, stability and dense town centres creates a strong base of primary and secondary students within a short walk or bus ride of any well-placed centre.
This page covers what is distinctive about the East, the territories currently mapped there, and how a Success Tutoring centre would run. For the island-wide picture, including PSLE scoring and MOE registration rules, see the Singapore overview.
The towns that make up the East
Tampines is the anchor. It was planned as a regional centre, so it has its own commercial hub around Tampines MRT, Tampines Mall, Century Square and Tampines 1, plus Our Tampines Hub, the large community and sports complex. The town is split into distinct neighbourhoods, and the territory map reflects this with separate Tampines East, Tampines West and Sun Plaza territories. Newer flats in Tampines North have added another wave of young households.
Bedok is one of the older towns, with a busy town centre built around Bedok Mall, the bus interchange and the hawker centre. Many original residents have been joined by their children's families, buying resale flats nearby to be close to grandparents who help with childcare. There are territories for Bedok and Bedok South.
Pasir Ris runs along the coast with large parks, condominiums and HDB estates. Pasir Ris and Pasir Ris East are mapped separately, which matters because the town is long and residents tend to shop at the mall closest to them.
Simei and Siglap round out the picture. Simei is compact, with Eastpoint Mall and good MRT links. Siglap, closer to the East Coast, blends private housing, landed estates and HDB blocks, and has a different demographic from the heartland towns further east.
What drives tuition demand in the East
The East has a large concentration of established primary and secondary schools, and two junior colleges: Temasek Junior College near Bedok and Victoria Junior College in the Siglap area. Junior college catchments matter for upper-secondary tuition, but the bigger driver is primary school.
PSLE pressure is the same here as anywhere on the island, and Eastern families respond to it in a characteristic way: they start early and stay loyal to a centre that knows their child. Long tenure in a town means word of mouth carries a lot of weight. Being known in the playgrounds and void decks of Tampines West can matter as much as any advertising.
Secondary school brings a second wave. Full Subject-Based Banding lets a Secondary 1 student take Maths at one level and English at another, and the move to the Secondary Education Certificate from 2027 means many parents are still working out what G2 and G3 standards mean for their child. Families want someone to explain it, and a centre that does so can build trust.
Where a centre fits best
Practical considerations matter a great deal in the East:
- Town centre versus neighbourhood centre. Rents differ sharply between a regional mall in Tampines and a neighbourhood centre shophouse in Pasir Ris East. Success Tutoring's site selection support can help weigh footfall against cost.
- MRT and bus access. The East-West Line and the Downtown Line both serve the area, and many children travel independently after school. Proximity to an interchange widens the catchment.
- Transport on the way. The Cross Island Line, under construction, will add another link through the East and is likely to shift where families shop and study.
Each territory on the map above is drawn as a separate catchment, with the exact rights set out in the franchise agreement.
Running a Success Tutoring centre in East Singapore
An East partner can draw on support with the site, lease and fit-out of a retail-style centre, tutor recruitment and online training, learning resources and a structured program, and help planning local marketing before and after opening. MOE registration of the centre, its courses and tutors belongs in the setup timeline. The support provided is described in the franchise agreement and any accompanying documents. No teaching background is required; many partners come from corporate, finance and small-business careers.
Frequently asked questions
Which part of the East has the most families with school-age children?
Tampines and Bedok are both among the most populous planning areas in Singapore, while newer estates such as Tampines North and parts of Pasir Ris skew younger. The territory table above shows residents and children for each area.
Is a centre in Siglap different from one in Tampines?
Usually, yes. Siglap has more private and landed housing and a smaller, more spread-out catchment, while Tampines centres draw on dense HDB blocks and busy malls. Both can work, but the marketing approach differs.
Do I need to register my East Singapore centre with MOE?
Yes, if it will teach 10 or more students. Plan for the registration of the premises, courses and tutors before opening.
Can I own more than one territory in the East?
Multi-territory arrangements are discussed case by case during the application process.
