Bedok was one of the first new towns HDB built in the East, and it has never stopped growing. Department of Statistics figures cited in a 2025 WHO assessment put the planning area at roughly 277,000 residents in 2024, close behind neighbouring Tampines. A tutoring franchise in Bedok therefore serves a very large community, but one with a different character from the newer towns: older blocks being upgraded, long-established schools with loyal alumni, and pockets of brand-new housing arriving along the coast.
Below is a guide to Bedok's estates, schools and rail changes. The East Singapore page covers the region as a whole.
Getting to know the estates
Bedok is really a cluster of neighbourhoods, each with its own food centre, shops and bus routes:
- Bedok Central and Bedok North, around Bedok Mall, the integrated bus interchange and the busy hawker centres along Bedok North Avenue 1 and 3.
- Bedok Reservoir, whose blocks overlook the reservoir park and connect to the Downtown Line.
- Chai Chee and Bedok South, older estates south of the expressway, several of which have been through HDB's upgrading programmes.
- Kaki Bukit, where HDB flats sit beside an industrial estate full of small businesses and workshops.
- Kembangan and Siglap, towards the coast, with a mix of landed homes, condominiums and walk-up flats.
- Bayshore, a new estate near East Coast Park where HDB has started selling flats beside the new Thomson-East Coast Line stations.
The territory map follows these lines closely, with separate Bedok, Bedok South, Kaki Bukit and Siglap territories, plus Simei and Tampines West on Bedok's northern and eastern edges.
A school landscape with real choice
Temasek Junior College on Bedok South Road runs a six-year Integrated Programme, so some pupils who do well at the PSLE skip the O-Level route altogether. Anglican High School in Tanah Merah is a Special Assistance Plan school, attracting families who want a strong Chinese-language environment. Red Swastika School, St Anthony's Canossian, Temasek Primary, Opera Estate Primary, Fengshan Primary and Bedok Green Primary are all names that come up when Bedok families talk about Primary 1 registration.
At secondary level, Temasek Secondary, Bedok View, Bedok Green, Damai and St Anthony's Canossian Secondary serve the town, with Victoria School and Victoria Junior College close by in the Siglap and Marine Parade direction.
With so many routes from Primary 6 onward, including Direct School Admission based on sport, arts or leadership, families often want a second opinion and steady practice in the core subjects that every pathway still depends on.
Why tuition fits Bedok's rhythm
Several features of everyday life in Bedok support a local centre:
- Short journeys matter. A centre within the same estate lets children go straight from school to class on foot.
- A broad mix of families. Bedok has one of the East's most diverse communities, including large Chinese, Malay and Indian populations, with households across a wide range of incomes. A centre that feels welcoming to all of them can draw from the whole estate.
- Upgrading brings new residents. As older flats change hands on the resale market, younger households move in, so the number of primary-age children in some blocks has been rising again.
- Secondary changes need explaining. Full Subject-Based Banding and the move from O- and N-Levels to the Secondary Education Certificate from 2027 have left many Bedok parents with questions about subject levels and what they mean for polytechnic or junior college entry.
New rail lines reshaping the map
Transport is the biggest change coming to Bedok. LTA scheduled the Thomson-East Coast Line's fifth stage, including Bedok South and the Sungei Bedok interchange with the Downtown Line, for 2026. Once these stations are running, the southern estates and Bayshore gain direct links to the city and to the rest of the East, and the Bedok South area will see more people passing through on foot.
The East-West Line and Downtown Line already make most of the town easy to reach. For a centre, the most useful sites tend to be within a short walk of a station or a neighbourhood food centre where parents pass every day.
Running a centre as a Success Tutoring partner
A Success Tutoring centre is a retail-style learning space, focused on English and Maths, where families sign up as members for weekly sessions. You run the business; trained tutors do the teaching, so no teaching background is needed. Support that may be available includes site selection and leasing, fit-out, tutor recruitment and online training, learning resources, and marketing at launch and beyond, all as set out in the franchise agreement and disclosure documents.
Remember that centres teaching 10 or more students at once must be registered with MOE, covering the premises and the people who teach there.
Frequently asked questions
Is Bedok too mature a town for a new tuition centre?
Mature does not mean static. Resale turnover, upgrading and the new Bayshore estate are bringing younger families into Bedok, and the large existing population still produces a steady stream of PSLE and secondary students each year.
How will the Bedok South and Sungei Bedok stations affect site choice?
They are likely to raise foot traffic in the southern estates and Bayshore. Sites near those stations may become more visible, though rents can move too, so weigh both during site selection.
Is Kaki Bukit a residential area or an industrial one?
Both. HDB blocks in Kaki Bukit house many families, while the nearby industrial estate provides local jobs. The territory table above shows the residents and school-age children counted in that area.
Does Singapore require franchise disclosure documents?
No law requires them, but you should still ask for full information. The Franchising and Licensing Association (Singapore) has a voluntary code, and independent legal advice is strongly recommended.
