Ang Mo Kio is a town in the middle of renewal. Families who moved into its first blocks in the 1970s now have grandchildren in the same estates, while new flats along Avenue 5 and a cluster of private condominiums at Lentor are bringing in households with preschoolers. For anyone weighing a tutoring franchise in Ang Mo Kio, that mix of long-settled extended families and new arrivals is the defining feature of the market.
This page looks at AMK itself and the neighbouring catchments the territory map groups with it. For PSLE scoring, Full Subject-Based Banding and national rules, start with the Singapore overview; for the wider region, see Central Singapore.
Five catchments around AMK Hub
The territories drawn here follow how residents actually move around the north-central belt:
- Ang Mo Kio West takes in the blocks around AMK Hub, the town centre and Ang Mo Kio MRT on the North-South Line, plus older precincts towards Bright Hill and Mayflower on the Thomson-East Coast Line.
- Ang Mo Kio East runs along Avenues 3 and 5 towards Teck Ghee, Kebun Baru and Cheng San, an area of neighbourhood centres, wet markets and void-deck life.
- Yio Chu Kang reaches north to Lentor, where several new condominium projects sit around Lentor MRT, and to the Seletar Hills landed estates.
- Bishan sits immediately south, a compact town anchored by Junction 8 and Bishan-Ang Mo Kio Park.
- Serangoon extends east towards NEX and the Serangoon interchange on the North East and Circle Lines.
Schools from Primary 1 to tertiary
AMK is unusual because a child can, in principle, go from Primary 1 to a diploma without leaving the town. Primary schools such as Ang Mo Kio Primary, Anderson Primary, Mayflower Primary, Jing Shan Primary, Teck Ghee Primary, Townsville Primary and CHIJ St. Nicholas Girls' School sit inside or beside the estates. Secondary options include Presbyterian High, Anderson Secondary, Mayflower Secondary and Deyi Secondary, and Anderson Serangoon Junior College has a campus in the town. Nanyang Polytechnic and ITE College Central are both on Avenue 5.
Just over the border, Bishan holds Raffles Institution, Catholic High School and Kuo Chuan Presbyterian, so the catchment includes families aiming for Integrated Programme schools as well as families planning a polytechnic route after the SEC. That spread of goals means a centre here will meet very different expectations from one household to the next.
What is changing for AMK parents
Two shifts are worth knowing about.
The end of the GEP. MOE has said the Gifted Education Programme will be discontinued in its current form from 2027. Instead, school-based provisions for higher-ability learners will be broadened across primary schools, with advanced after-school modules at designated centres. AMK and Bishan parents who used to plan around the Primary 3 GEP tests are now working out what the new approach means for their children.
New flats and rail. HDB's October 2025 BTO exercise included a project on Ang Mo Kio Avenue 5, between Nanyang Polytechnic and ITE College Central, alongside older precincts being redeveloped. The Cross Island Line's first phase, which the LTA expects to complete around 2030, will add a Teck Ghee station and an interchange at Ang Mo Kio, tying the town more closely to Hougang, Serangoon North and the east.
Why grandparents matter here
In many AMK households, grandparents handle the school run. That shapes how families choose a tuition centre: walking distance from the flat or the school, a ground-floor or easy-to-find unit, and a timetable that works with after-school care. A centre near a neighbourhood centre or AMK Hub, rather than a hidden upper floor, is easier for a grandparent to reach with a Primary 2 child in tow. Bilingual communication with families, in English and Mandarin or another mother tongue, is often valued too.
Running a Success Tutoring centre in Ang Mo Kio
Success Tutoring was founded in Sydney in 2017 and has announced Singapore as one of its international markets. Its model is a retail-style centre where families join as members for regular sessions. A partner in AMK may receive support with site selection, leasing and fit-out, tutor recruitment and training, learning resources and marketing. The support provided is set out in the franchise agreement and disclosure documents, so read those closely. A teaching background is not required; many partners come from business, finance or engineering careers.
The centre itself will need to be registered with MOE if it teaches 10 or more students at a time, with premises and tutors forming part of that registration.
Frequently asked questions
Is AMK too elderly a town for a tuition centre?
AMK does have one of the older resident profiles in Singapore, but the territory map also covers Bishan, Serangoon and Yio Chu Kang, where younger families are well represented, and new BTO and condominium projects are adding more. Look at the children-aged-5-to-17 figures in the territory table before deciding.
Would the Lentor condominiums fall within Yio Chu Kang?
The Yio Chu Kang territory reaches north towards Lentor. Check the map above for the exact boundary before you plan a site.
How will the end of the GEP affect demand?
It is too early to say with certainty. What is clear is that parents are seeking explanations of the new school-based approach, and a centre that communicates clearly about progress will be well placed to have those conversations.
Is there franchise legislation in Singapore?
No. Singapore has no franchise-specific disclosure law, and the Franchising and Licensing Association runs a voluntary code. Seek independent legal advice before you sign.
